When Lakeland Regional Health was looking to develop an off-campus Medical Office Building, they turned to Pure Project Management to be their Owner’s Representative. Because this was a newly purchased property, PurePM suggested that rather than just place this building in any location on site, LRH should undergo a campus master plan exercise to ensure that the building location is optimized for this initial phase as well as the future campus development. This first building, an 80,000 SF, three-story, medical office building will become home to LRH’s Family Medicine Residency and Specialty Clinic with shell space for future program growth. The building and campus are designed with future flexibility in mind. With most of the facility designed and built to a business occupancy, a portion is constructed to I-2 occupancy so that program such a free-standing emergency department could be located within the building in the future. In addition, to best maximize long term expansion while minimizing total capital costs, the roadways, storm water management system, and other infrastructure have been designed to accommodate the campus master plan.
