As part of a $1B+ expansion initiative, Penn State Health (PSH) purchased a 28-acre greenfield site in Lancaster, Pennsylvania to construct a new community hospital.
When Lakeland Regional Health (LRH) was looking to develop an off-campus Medical Office Building, they turned to PurePM to be their owner’s representative. Because this was a newly purchased property, PurePM suggested that LRH undergo a campus master plan exercise to ensure that the building location would be optimized for this initial phase as well as the future campus development.
This first building, an 80,000 SF, three-story medical office building is home to LRH’s Family Medicine Residency and Specialty Clinic with shell space for future program growth. Designed with future flexibility in mind, most of the facility will be built for a business occupancy with a portion to be constructed to I-2 occupancy. This allows the building to adapt to future programmatic needs.
In addition, the campus master plan has considered the design of the roadways, stormwater management, and other infrastructure to maximize long term expansion while minimizing total capital costs.
