Speros Infrastructure Development

Pasco, FL

The Pasco County Life Science Campus is a transformative 775-acre mixed-use development in Florida, strategically master-planned to support research, healthcare, and commercial growth. Due to the presence of wetlands, approximately 525 acres are available for development, carefully balanced to preserve the natural environment while maximizing buildable opportunities.

To date, more than three miles of roadway and utilities have been designed, permitted, and constructed, establishing the foundation for long-term growth. These infrastructure improvements have already created over 100 acres of development opportunity, unlocking key parcels across the site.

Phase I introduced two significant anchor facilities: a 250,000-square-foot Research building and a 125,000-square-foot Clinic, each managed by separate project management teams. These facilities set the tone for the campus as a destination for innovation in life sciences and healthcare.

Looking ahead, future vertical phases are planned to deliver a diverse mix of uses, including industrial facilities, retail centers, hospital expansion, advanced research spaces, and professional office buildings. The campus is entitled for up to 24 million square feet of development, with the current master plan envisioning approximately 13 million square feet in total.

With robust entitlements, completed infrastructure, and a clear long-term vision, the Pasco County Life Science Campus stands positioned to become a premier regional hub for science, healthcare, and commerce.
